It’s on the ground floor and has a big private garden of more than 75 m2. You will have one bedroom, which can be for a couple. There is a spacious living room with a lot of natural daylight. The approximate available indoor private space is 62 m2, including the apartment, a private office with separate entrance, and a separate heated storage or working space. The kitchen is well equipped including cooking and eating ware, a refrigerator with freezer box, an oven, cooking stoves, microwave and other useful appliances. There is also a private washing machine available. The bathroom and the toilet are in separate spaces. In the winter there is thermostat controlled heating and in the summer the apartment has a cool temperature. Internet access is possible in the apartment. There is also a separate shared internal area to store bicycles.

The apartment is located in a residential area in Southern Rotterdam, yet offers quick and easy access to the city center and the metro network. It is very well connected with most of the city by public transit. There is a bus stop a few steps away, with a bus quickly bringing you to the city center or Rotterdam Central Station and another bus quickly bringing you to one of the biggest shopping centers in Rotterdam and a big metro station. Both buses arrive every few minutes. All thinkable amenities are nearby at walking distance, including grocery stores, varying shops and service providers, etc. If you are interested you may have more information, discuss personal wishes and arrangements, or come by for a viewing after registration.

The total rent is €1.417,- consisting of a rent of €919,- for the premises and a rent of €498,- for the furniture, domestic appliances and equipment. Utilities (electricity, gas, water and internet) are not included so you can choose the utility companies and packages which are best suited for your needs and preferences. This way you can pay the utility companies directly without any intermediaries, which results in less administration costs.

The following procedure, using objective and non-discriminatory selection criteria for selecting a tenant, is applied:

• Target group: Anyone who wishes to stay temporarily in Rotterdam for demonstrable professional, study, or career-related purposes and is looking for move-in-ready, furnished accommodation, and who is open to a temporary “tussenhuur” rental arrangement in which a previous occupant returns to the property after a predetermined period of time, meaning that the “tussenhuur” rental agreement ends after this period.

• Income requirement / guaranteed payment capacity: The level of income or payment capacity is assessed in relation to the amount of rent. The future stability, legitimacy, and formal verifiability of the income are checked.

• Number of occupants: The intended number of occupants must be proportionate to the offered living space. Each adult occupant is designated as a co-tenant and is subject to the same screening.

If a prospective tenant responds to the offered accommodation, the following standard objective and relevant information will be requested (necessary for verification, selection, and compliance with applicable laws and regulations):

• Contact details of the prospective tenant(s);

• Proof of identity of the prospective tenant(s) (as well as proof of the right to reside in the Netherlands or the European Union, if applicable);

• Proof of the stated level and stability of the income or available funds of the prospective tenant(s) (for example through a combination of an employer’s statement, bank statements, and/or other relevant formal documentation);

• Landlord’s reference (a statement from the previous landlord regarding the conduct and reliability of the prospective tenant, including the previous landlord’s contact details for verification);

• Any additional data or documents if required under specific laws or regulations (if applicable);

• If the prospective tenant and intended occupant has the rent paid (sometimes, always, or if necessary) by another person who formally guarantees timely and full payment of the monthly rent (a guarantor), the aforementioned relevant information and documents will also be requested for all guarantors.
