ROOMS FOR RENT - FIXED-TERM AGREEMENT - EXCLUSIVELY FOR TARGET GROUPS AS DESCRIBED

Due to the adopted Fixed-Term Rental Contracts Act, this rental agreement is only permitted for the following target groups:

Groups for whom the exception applies:

Students from outside Zoetermeer, who will be living closer to their studies because of this property (You must provide proof by means of a student registration) (Individuals who temporarily want to live in another municipality in the Netherlands for their studies or who come from abroad and are studying in the Netherlands)
Urgent housing seekers (an urgent declaration is required, which must be issued by the municipality of Gouda)
Parents who have recently separated, and who will be living closer to each other and their children because of this property (recent divorce involving children, court evidence, or similar evidence must be provided)

Tenants who wish to be considered for this rental property must provide proof that they meet the stated conditions.

Located on Zuidwijkstraat in Zoetermeer, you'll find this spacious family home with four (student) rooms for rent. Three rooms are currently available.

Through the front door of the house, you enter the central hall with stairs to the first and second floors. On the ground floor, you'll find the shared living room and kitchen, which can be used by all residents. The kitchen is equipped with all necessary appliances.

The rooms for rent are located on the first and second floors, at the rear of the building. The rooms are furnished. The bathroom, also located on the second floor, is shared with the other residents.

DETAILS:

You pay €70 per month for utilities and municipal taxes.
You pay €40 per month for use of the furnishings.
There is a garden at the rear of the house that can be used.
Free parking in front of the door.
Available for a fixed term of up to 24 months.

SELECTION PROCEDURE:

Rotsvast determines which candidates applied first based on incoming emails. Due to the estimated large number of applications, not all candidates can be invited. This email must contain at least the following information:

Name of tenant(s)
Explanation of composition of group
Gross annual income of tenant(s)

Applies that do not meet these requirements will not be considered.

Invitations are issued in order of incoming emails and for viewings, the rule is: first come, first served.

After the viewing, income and reliability are screened against various (public) registers. Tenants must complete this screening fully and successfully, earning a 5-star rating, the highest possible score in our screening tool (Properize). The decision to rent the property to prospective tenants is entirely up to the property owner. If multiple candidates successfully complete the screening, the decision will be based on income, screening criteria, and the tenant's personal situation. As a tenant, you have the opportunity to explain your personal situation during the screening.

Prospective tenants who are not assigned the property after screening are entitled to further explanation and can, of course, review the screening report.

PLEASE NOTE: Rotsvast represents the interests of the owner, who has an interest in renting on the available date. Upon successful screening, Rotsvast will immediately submit a file to the owner. If a file has already been accepted, any complete files received afterward will not be included in the process. It is the responsibility of prospective tenants to submit a complete file as soon as possible. Rotsvast will not actively inform tenants about the progress of other prospective tenants' ongoing screening processes. In a tense housing market, Rotsvast assumes that prospective tenants are aware of the importance of acting promptly.
