Due to the adopted Fixed Rental Contracts Act, this rental agreement is only permitted for the following target groups:

Groups to whom the exception applies:

1. Students from outside Gouda who will live closer to their studies because of this property (You must provide proof by means of a study enrollment) (Persons who want to live temporarily in another municipality within the Netherlands for their studies or come from abroad and study in the Netherlands)
2. Urgent home seekers (urgency declaration required, which must be provided by the municipality of Gouda)
3. Parents who have recently separated, where this property allows them to live closer to each other and the children (recent divorce involving children, proof from the court or similar must be provided)

At the Blauwstraat in Gouda, you will find this spacious complex with 8 student rooms. A room is becoming available, and we are pleased to offer it for rent.

This concerns a student room on the top floor of the complex, accessible via the general stairs and hallway. The room is located at the front of the building, on the side of the shopping street Kleiweg.

Upon entering, on the 3rd floor, you will find a kitchenette with a stove directly on your right. You also have access to an extractor hood. If you continue, you enter the living area of the room, approximately 20m3. Due to the windows along the entire length of the room, there is remarkably much light and the room has a wonderful atmosphere. The loft offers you the possibility to place a bed, keeping the entire floor free for furnishing as a dining table, sofa, etc.

You can shower in the communal shower room on the 2nd floor, which you share with five other residents. The other residents shower one floor lower.

The building has a general entrance where you have space to place a bicycle.

PARTICULARS:

• Fixed-term rental agreement until 31-03-2028
• Service costs are €96.75 per month, which includes the advance payment for energy and water and municipal taxes.

SELECTION PROCEDURE:

Rotsvast determines which candidates responded first based on incoming mail. Given the estimated large number of responses, not all candidates can be invited. This email must contain at least the following information:

• Explanation of household composition
• Gross annual income of tenant(s)

Responses that do not meet these requirements will not be processed.

After viewing, screening for income and reliability in various (public) registers will take place. The tenant must complete this screening successfully and finish with 5 stars, the best score in our screening tool (Properize). The choice to rent the property to candidates is entirely up to the property owner. If multiple candidates successfully pass the screening, the choice will be based on income, screening, and the tenant's personal situation. As a tenant, you have the opportunity to explain your personal situation during the screening.

Candidates who are not assigned the property after screening have the right to further explanation and, of course, they can view the screening report.

PLEASE NOTE: Rotsvast represents the interests of the owner, who has an interest in renting by the available date. Upon a fully completed screening, Rotsvast will immediately propose a file to the owner. If a file has already been accepted, files that arrive completely after this will no longer be included in the process. It is the responsibility of candidate tenants to submit a complete file as quickly as possible. Rotsvast will not actively inform tenants about the progress of the ongoing screening process of other candidate tenants. In an overheated housing market, Rotsvast assumes that candidate tenants are aware of the importance of acting in a timely manner.
