LAYOUT
A steel footbridge leads to the entrance on the top floor. Here you will find the spacious, light-filled living room with an open kitchen. Thanks to the large sliding glass doors on two sides, you enjoy views of the water from every angle. The kitchen is fitted with built-in appliances, including a hob, an extractor hood, a combi oven and air conditioning. The herringbone floor gives the living room a warm, calm feel.
The balcony is accessible from both the kitchen and the living room. The balcony, of approx. 10 m², faces east.
The first internal staircase by the kitchen leads down to the first two bedrooms and the first bathroom. Both bedrooms are located at the rear of the houseboat. The larger of the two, approx. 12 m², has air conditioning. The second bedroom, approx. 8 m², is ideal as a home office and/or storage room. The first bathroom is located on the landing, fitted with a toilet, a walk-in shower and a washbasin with vanity unit.
The third and largest bedroom is reached via the internal staircase in the living room. This is the master bedroom with air conditioning, approx. 15 m², located at the rear of the houseboat. Adjoining it is the second bathroom, with toilet, walk-in shower and washbasin with vanity unit. Under both staircases there is additional storage space, which also houses the washing machine and dryer connection.

The entire home has underfloor heating and air conditioning.

AREA
The IJsbaanpad is located in the popular Amsterdam Zuid, in a quiet spot on the water, close to the Olympic Stadium and the Zuidas. The immediate area offers a variety of shops, supermarkets and pleasant cafés and restaurants, such as Bar Bonnie, Restaurant Wils and NENI. There are several recreational areas nearby, including Nieuwe Meer, Vondelpark and the Amsterdamse Bos. Excellent public transport connections and the proximity of the A10 make both the city centre and Schiphol quick and easy to reach.
In the summer you can swim in the water bij the IJsbaanpad.

STREET NAME
The IJsbaanpad is a quiet street in Amsterdam Zuid, situated on the water and named after the former ice rink (“ijsbaan”) that once stood in this area.
