Viewing a rental property

Viewing a property is the perfect opportunity to find out if a house really suits you. From technical condition to the feeling it gives you: there’s more to consider than you might think. This checklist will help you arrive at the viewing well prepared.

1. Technical Condition and Safety

Avoid surprises by critically assessing the overall condition of the house. Check the following points:

  • Check for damp patches, cracks, and damage;
  • Test windows, doors, locks, and ventilation;
  • See if smoke detectors, power sockets, and lighting work;
  • Check the operation of the heating, boiler, and water pressure.

2. Energy Certificate & Insulation

With current energy prices, a well-insulated property is a huge advantage. So check the following aspects during the viewing:

  • Ask about the property’s energy certificate;
  • Check for double glazing and roof, floor, and wall insulation;
  • Look out for draughts or heat loss at windows and doors;
  • Check for any signs of damp;
  • Ask about the monthly energy costs.

3. Layout and Amenities

Does the layout of the property meet your needs? Also consider the kitchen facilities, bathroom, and outdoor space, and pay attention to the following points:

  • See if the layout matches your living requirements;
  • Take note of sloped walls, as these reduce usable space;
  • Check the condition of the kitchen (and appliances), bathroom, and toilet;
  • Consider natural light, storage space, and general finishing;
  • Inspect the outdoor space such as the garden or balcony.

4. Area and Accessibility

The neighbourhood you live in is at least as important as the house itself. Explore the area and check the following points:

  • Assess the atmosphere and safety of the neighbourhood;
  • Check the distance to shops, schools, and public transport;
  • Ask about parking options and any permit requirements;
  • Take note of noise from traffic or neighbours.

5. Rental Terms

A good impression matters, but don’t forget the practical details. What are the rules, costs, and terms? And: does this feel like a place where you could feel at home?

  • Ask about the basic rent, service charges, and deposit;
  • Check if there are any house rules (pets, smoking, hanging things up);
  • Ask about the minimum rental period and notice period;
  • Does the property feel right? Trust your first impression.
