Location: Kindercomitestraat, Utrecht
Floor: 4th and top floor
Living area: approx. 84 m²

Luxury new-build apartment on the top floor

Recently completed and finished to a high standard, this approximately 84 m² apartment is located on the 4th and top floor.

The property was originally designed as a two-bedroom apartment, but has deliberately been converted into a spacious one-bedroom apartment with a very generous master bedroom of approximately 23 m².

The apartment has been finished to a considerably higher standard than the standard project specification in several respects. High-quality materials, generous spaces, abundant natural light and favourable sun exposure give the property a particularly comfortable and luxurious character.

Layout

The spacious entrance provides room for a wardrobe and gives direct access to the toilet and living area.

From here, you enter the modern open L-shaped kitchen and adjoining dining area. The kitchen is equipped with high-quality integrated appliances, including a BORA cooktop with integrated extraction, a luxury combination oven/microwave, a refrigerator with a separate freezer compartment and a dishwasher.

Adjoining this is the bright living room of approximately 25 m², with access to the balcony. From the dining area, an internal hallway leads to the bathroom and the generous master bedroom of approximately 23 m², created by combining the original two bedrooms.

Light, comfort and high-quality finishes

The kitchen benefits from the morning sun. The living room and bedroom are predominantly south-facing, with a slight southwesterly orientation, and receive abundant natural light and sunshine from mid-morning until the evening.

A modern, seamless poured PU floor runs throughout the apartment. The property features underfloor heating via district heating, with separate thermostats allowing the temperature in different rooms to be individually adjusted. The system also provides mild floor cooling during warm summer days.

A mechanical ventilation system provides continuous air renewal and actively extracts used and humid air to the outside.

The bathroom is finished to a high standard with floor-grade ceramic tiles, used on both the floor and walls to create a uniform and luxurious appearance. The sanitary fittings and LED-illuminated mirror are also of a high standard.

The apartment will also be fitted with high-quality curtains.

Skywalk, rooftop garden and storage

The Skywalk is accessible from the northeastern side and provides access to the beautifully landscaped communal rooftop garden.

The property also includes a private storage room. A rental parking space can be arranged upon request.
