To qualify for this rental property, the landlord sets some income requirements. These are as follows:

  • In the case of 1 income, your gross monthly income must be at least 3.5x the rental amount. Any fixed allowances such as holiday pay, year-end bonuses, etc., may be included;
  • In the case of 2 incomes (of you and your partner), the lowest income can be counted for 50%;
  • When you are employed, you must have at least a fixed-term employment contract (year contract with an intention declaration) or an indefinite employment contract. Zero-hour, temp, or flexible contracts are not accepted;
  • If you are retired, the sum of your state pension and any net pension must be at least 3.5x the rent;
  • If you are a freelancer, self-employed, or a director-major shareholder, you must demonstrably have a net profit before tax of at least 4x the rent. You also must have been an entrepreneur for at least one full financial year;

In addition to the income requirements, the following rental conditions apply:

  • The minimum rental period is 12 months. After that, the rental agreement can be terminated at the beginning of the following month +1 month;
