The primary tenant is offering to share the home. You will have your own bedroom with a shower, while sharing all other facilities and additional costs.
1- The location is perfectly central: in the Rivierenbuurt, 100 meters from the Amstel River, and a 5-minute bike ride to Amstel Station or 10 minutes to Rembrandtplein.
2- The property is furnished and fully equipped with appliances.
3- You are required to register at this address in the municipal population register as a second occupant.
4- You pay rent, a security deposit, and 50% of the additional costs to the primary tenant.
5- Pets are not allowed, and smoking or vaping is prohibited inside or near the property.
6- You pay a total of approximately EUR 1.400,00, plus a security deposit of EUR 1.800,00, to the primary tenant.
7- The property has an Energy Label A (valid until 2036) and a WWS score of 228 points. Your heating costs are low.
8- You are NOT renting a dependent room (subletting); instead, you will co-rent the property with the primary tenant. Your name will be added to the existing lease agreement via an addendum.
9- If you do not have a net employment income of EUR 2.800,00 but are enrolled at an educational institution, you will receive a temporary co-tenancy contract for 12 months.
In this case, rent must be paid three months in advance, rather than monthly.
10- If you are a married couple without your own accommodation but have economic ties to the area, the primary tenant may allow you to live with them for a maximum of 12 months. You will be required to pay an additional fee.
You must prove that you have been maintaining a shared household for at least 12 months and are not merely two friends.
You must answer 10 questions at the same time you submit your application:
• Do you understand the regulations Municipality Amsterdam that only 2 adults are allowed to rent one apartment – house ?
• Do you accept that you have to sign a shared rental agreement with the main-tenant ?
• Do you accept that you pay the housing costs + your bills from 01 September 2026 regardless if the date you bring your belongings days later ?
• Do you accept that you only cook meals in the shared kitchen-dining-room ?
• Are you single ? and what is your nationality, gender, age ?
• Your first date of arrival in the Netherlands + your first day of registration in the population register?
• If you are not an EU citizen, the start date and end date of your residence permit?
• The sector in which you study Or the sector you are employed plus start date + ending date ?
• The location / street name university where you get register education ? Or Where you are employed ?
• Is your NET salary higher as EUR 2.800,00 ? If not which person or organization is your sponsor to pay around EUR 1.400,00 costs housing en pay your other living expenses
