THE NEIGHBOURHOOD
The Zeeheldenkwartier is a nineteenth-century city neighbourhood with a character all of its own. Its streets are named after Dutch naval heroes, and the area has long drawn a mixed crowd: students, young professionals, creatives and residents who have lived here for decades. That mix is what makes it work, sociable and engaged, and never anonymous.
The food and drink scene here has grown considerably in recent years. Bakker Bartine is around the corner, and a little further along you will find IJscobar Piet and Single Estate Coffee Roasters on Piet Heinstraat. Prins Hendrikstraat has become one of the best streets in The Hague for going out, with an almost unbroken run of cafés, wine bars and small independent concepts. Prins Hendrikplein and Anna Paulownaplein are the green meeting points of the neighbourhood, with terraces that fill up at the first sign of sun.
The location is practical too. The city centre is roughly a 10 minute cycle away, as is Leiden University Campus The Hague (Wijnhaven). The Hague University of Applied Sciences is around 15 minutes by bike. Den Haag Centraal and Den Haag HS stations are quickly reached by tram or bicycle, and the beach at Scheveningen is about a quarter of an hour away by bike.
THE APARTMENT
Entrance at street level, with a spacious communal staircase in the apartment building and stairs up to the third floor. A separate meter cupboard is located next to the front door of the apartment.
The studio apartment consists of a renovated, spacious and light living and sleeping room with an open kitchen. It is let unfurnished but with floor and window coverings in place (in Dutch: gestoffeerd), and features a herringbone floor, original exposed wooden beams and a high ceiling with a partly enclosed sleeping nook.
The kitchen has a solid light natural stone worktop, an induction hob, a design extractor hood, an integrated dishwasher, a combination microwave oven and an integrated fridge with freezer compartment.
The bathroom is finished with design tiling and has a vanity unit with built-in washbasin, a mirror light, a towel radiator, a wall-hung toilet and a walk-in shower with rain shower head. There is also space for a washing machine.
The building was fully renovated in 2021 and is in good condition. The building envelope, including the roof, is fully insulated and the window frames have been replaced with triple glazing.

CONDITIONS
This apartment is let on the basis of a fixed-term tenancy agreement for a period of 12 months, under the student exemption in the Fixed Tenancy Agreements Act (Wet vaste huurcontracten).
This means the apartment is available only to students who are moving to The Hague from another municipality or from abroad for their studies. We are legally required to verify this. The following documents are mandatory with your application:
Proof of enrolment at a recognised educational institution (MBO/HBO/WO) for the academic year in which the tenancy starts
Proof of your current address outside the municipality of The Hague: a BRP extract, or for an address abroad an equivalent proof of registration, supported by a tenancy agreement or recent utility bill. Documents may not be older than three months
Valid proof of identity
In addition, a housing permit (huisvestingsvergunning) from the Municipality of The Hague is mandatory for this apartment. You need to qualify for one.

FREQUENTLY ASKED QUESTIONS
Why do I have to prove that I am moving from outside The Hague?
Under the Fixed Tenancy Agreements Act, a fixed-term tenancy may only be offered to specific groups, including students who move to another municipality for their studies. As the landlord we are obliged to check and record this.
I am coming from abroad and do not have a BRP extract. Can I still apply?
Yes. In that case you provide an equivalent proof of your current registration or address abroad, supported by, for example, a tenancy agreement or a recent utility bill.
Do I need a housing permit?
Yes. A housing permit (huisvestingsvergunning) from the Municipality of The Hague is mandatory for this apartment, so you need to qualify for one. You apply for the permit yourself with the municipality, and we supply the details and documents you need for that application. You can only move in once the permit has been granted.
Can the contract be extended after 12 months?
Once the fixed-term tenancy has ended, an open-ended tenancy agreement is the only form that can be offered, and only if both parties wish to continue.
When is the apartment available?
The apartment is available from 1 September 2026.
