This is one room (for one person) with shared kitchen + shared sanitary facilities.
Preliminary note: two tenants, of whom 1 tenant is moving out and the second tenant wishes to remain and is looking for one new co-tenant.
1 = You share an apartment with the main tenant.
2 = This is not self-contained accommodation and not room rental!
3 = You get 1 living-bedroom including a sink to do your dishes plus a fridge-freezer.
4 = You share TWO bathrooms with shower + toilet plus the washing machine with the main tenant.
5 = You discuss with the main tenant what your share will be in the housing costs and the security deposit. After all, the owner does not rent out per room.
6 = You become a co-tenant; you are NOT a lodging tenant (hospita).

This inventory is provided for your use. With an H3/H4 mattress new August 2025.
8 = The room, bathrooms, and kitchen will be fully professionally cleaned. Available for immediate occupancy from 1 April 2026.
Cleaning and maintenance of the inventory are the tenants’ responsibility.
Painting of walls, ceiling, and doors is a tenant’s responsibility.
9 = Together with the main tenant, you pay the additional housing costs yourself: energy + water supply + cleaning of common areas, internet, water authority tax, waste collection tax.
You reserve approximately € 380,00 x 50% = € 190,00 for this.
10 = Your housing costs will be € 790,00 + € 190,00 = € 980,00

**Essential.
• You become a co-tenant with full tenancy rights and not a room renter.
• You cannot apply for individual housing allowance because you do not have independent self-contained accommodation.
• The current main tenant has lived here since 2023. A young man. Dutch.
• In your bedroom you have the extra comfort of an additional sink to do your dishes. This is not a kitchen for preparing meals.
• It is forbidden to cook in the three rooms.
Pay attention to the 9 criteria!
• Rent payment from 1 April 2026
• Age +24 years.
• Employment contract +36 hours per week for an indefinite period.
• Net salary = € 2.800,00 or higher.
• No smoking, no vaping, no pets.
• Not short-term stay. You will stay at least 12 months.
• You clean your own room plus the sanitary facilities and the kitchen at least once per week.
• You do not smoke or vape.
• Your room has a privacy lock, but the co-tenant has the contractual right and obligation to enter all rooms in the apartment for inspection.
This is an obligation of the Municipality of Amsterdam.
You will not be invited for an introductory meeting/viewing if you do not simultaneously answer and submit the 11 questions below with your application:
• Do you accept that you pay the rent from 1 April 2026?
• Your nationality and gender?
• Your first date of residence in the Netherlands?
• If you are not an EU citizen, the start date and end date of your residence permit?
• The start date of your first employment contract and the end date of your current employment contract?
• The sector in which you work and your position?

• Is your net salary higher than € 2.800,00 (3 x the housing costs)?

**Extra information.
You must verify all rules of the Municipality of Amsterdam with the municipality. They change the rules every year. New rules have already been announced for 2027.
Before you are accepted as a tenant, you must make time to read and understand the strict rules of the Municipality of Amsterdam plus the rental conditions.
Two persons share one three-room apartment with:
** 1 bathroom, bathtub + toilet in the hallway
** 2nd bathroom with shower + toilet in the hallway
** 3rd shower in the master bedroom
** 1 eat-in kitchen with all cooking appliances, washing machine, dishwasher

Two persons do not need to have a relationship to legally rent one home together.
Two persons are legally considered one household.
In Amsterdam it is forbidden to rent a home with three persons.
If you allow an additional family member to move in, this is only permitted if you comply with all conditions of the Municipality of Amsterdam.
If two persons rent the property, you may not introduce an additional partner during the first 12 months.
This would create a second household in one apartment/house.
This is not permitted under Dutch legislation.
The tenants organize all contracts and payments for energy, water, internet, local tenant taxes, and inventory.
