Youth Contract

Young people aged 18 to 27 inclusive can apply for a home with a youth contract. This special rental contract has a term of 5 years. After that time the rental agreement ends and the home must be vacated.

Please note: Students following a full-time daytime course or registered with Studentenwoningweb are not eligible for a youth home with a youth contract. Students following a part-time course can apply for youth homes with a youth contract.

The landlord may reject you as a candidate if you or your co-applicant are already 28 years or older at the start of the rental contract.

Who is eligible?

Young people from 18 up to and including 27 years old can enter into a youth contract for five years. The home must, according to the rental agreement, be specifically intended for young people, or for students or doctoral candidates. Housing for students, doctoral candidates and young people is interchangeable under this scheme.

How long does it last?

The rental contract has a duration of five years. After that the home must be vacated.

Why a youth contract?

There is not only a great need for housing among young people, but the next step in their housing career is also often taken within a relatively short period. In five years a lot can change, for example by completing a PhD, moving in together or starting a family.

Young people often are not registered with a housing corporation long enough to be allocated a social rental home. The landlord specifically wants to offer this target group a chance.

All these changes in most cases affect the housing situation. Given these circumstances, the youth contract is particularly suited to the young target group. By introducing this contract, not only is the changed living situation of young people addressed, but room is also offered for movement in the housing market. In this way, young people are on the one hand encouraged to take the next step in their housing career and to look for a suitable new living situation.

What are the rents and conditions?

The rent of the single-family homes was set on 01-01-2026 at € 932.93 net rent per month (liberalisation limit 2026) following the guidelines for social rental homes. The rent will be indexed as of 01-07-2027.

For the homes the landlord has invested in high-quality, sustainable finishing (see 'How are the homes finished?'). The tenant pays for this comfort through the service costs. The amount of the service costs has been set at €133.63.

The homes are built very sustainably, so the energy costs per home are low.

To be eligible to rent, the strictest condition is the age requirement. The tenant must be between 18 and 27 years old at the time of signing the agreement.

How is the home finished?

The home is turn-key, finished to a high standard and equipped with the following facilities:

– Kitchen*: equipped with a wash basin with sink and mixer tap, kitchen cupboards, extractor hood, worktop and washable splashback behind the worktop
– Ground floor toilet: wall-hung toilet with concealed cistern, tiling, toilet roll holder and small basin
– Bathroom: equipped with wall-hung toilet with concealed cistern, tiling, shower & wash basin and with mirror with light, toilet roll holder, bathroom radiator
– Attic storage: possibility to place washing machine/dryer
– Wall finish: equipped with wallpaper (ground floor and 1st floor)
– Floor finish: equipped with PVC floor in wood look (ground floor and 1st floor) with dry-walk mat at front door
– Ceiling finish: white spray finish (ground floor and 1st floor)
– Window covering: bathroom and kitchen window equipped with roller blind
– Preparation for window covering: curtain rails (ground floor and 1st floor)
– Window frames: with (partly) openable windows equipped with HR++ glass
– Garden: (partly) equipped with terrace tiles and outdoor lighting on rear facade
– Boundary fence: by means of mesh fencing overgrown with hedra
– Back alley: lockable gate
– Outdoor storage: with power, light point and outdoor lamp
– Sustainable heating system:
