At Helena Rietbergstraat, this spacious student room is offered for rent for a maximum rental period of 12 months.

Due to the Fixed Rental Contracts Act, this rental agreement is only permitted for the following target groups:

Groups that qualify under the exemption:

  • Students from outside Alphen aan den Rijn who will move closer to their place of study by renting this room (proof of enrollment is required). This includes persons who temporarily want to live in another municipality within the Netherlands for their studies or who come from abroad to study in the Netherlands.
  • Urgent housing seekers (an urgency declaration issued by the municipality of Gouda is required).
  • Recently separated parents, where moving into this property allows them to live closer to each other and their children (recent separation involving children; proof from the court or similar documentation is required).

Tenants who wish to qualify for this rental property must provide proof that they meet the stated conditions.

About the property

Via the driveway and spacious garden, you enter the property through the central hall. From the hall, you have access to the room on the ground floor, the shared kitchen, bathroom, and toilet.

The room, measuring 13 m², is spacious enough for a bed, wardrobe, and seating area. The room is directly adjacent to the bathroom, which can also be accessed from the hall. Naturally, the bathroom door can be locked from the inside.

The shared bathroom is equipped with a shower, bathtub, sink, and towel radiator, and is fully equipped with all conveniences.

The kitchen, located on the ground floor alongside the bathroom and room, features a spacious countertop, induction cooktop, built-in extractor hood, and sufficient storage space. Each resident will have one kitchen cabinet for personal use.

Parking is available on private property; each resident has the possibility to park one car. Free parking is also available in the immediate surroundings.

It is important to note that the room is equipped with central heating and air conditioning.

The property is shared with the owner of the house, who occupies the entire front section of the property and shares the kitchen. Additionally, there is a second tenant occupying a room on the first floor.

SELECTION PROCEDURE

Rotsvast determines which candidates are invited based on the order in which emails are received. Due to the expected high number of responses, not all candidates can be invited. Your email must include at least the following information:

  • Gross annual income of tenant(s)

Responses that do not meet these requirements will not be considered.

Invitations are sent in order of receipt, and for viewings: full = full.

After the viewing, candidates are screened for income and reliability using various (public) registers. Tenants must successfully complete this screening with 5 stars, the highest score in our screening tool (Properize). The final decision to rent the property lies entirely with the owner. If multiple candidates pass the screening, the selection will be based on income, screening results, and personal situation. You may explain your personal situation during the screening.

Candidates who are not selected after screening are entitled to further explanation and may review the screening report.

IMPORTANT

Rotsvast represents the interests of the owner, who prefers renting the property as soon as possible. Once a complete screening is finished, Rotsvast will immediately present the dossier to the owner. If a dossier is accepted, any dossiers submitted afterwards will no longer be considered.

It is the responsibility of candidate tenants to submit a complete dossier as quickly as possible. Rotsvast will not actively inform candidates about the progress of other applicants. In a tight housing market, Rotsvast assumes that candidates understand the importance of acting quickly.
